How is EMI calculated in India?
EMI formula
EMI = P × r × (1+r)^n / ((1+r)^n − 1), where P is principal, r is the monthly interest rate (annual rate ÷ 12), and n is the total number of monthly instalments. The formula ensures equal payments throughout the loan tenure, with early payments covering mostly interest and later payments mostly principal.
Home loan vs car loan
Home loans in India typically carry 8–9.5% p.a. interest with tenures up to 30 years, making them the longest and lowest-rate retail loans. Car loans run at 9–12% p.a. for 1–7 years. Personal loans are the costliest at 12–24% p.a. with 1–5 year tenures and no collateral requirement.
Impact of prepayment
Making one extra EMI payment per year on a ₹50 lakh, 20-year loan at 9% can cut the tenure by 3–4 years and save approximately ₹8–10 lakh in total interest. Even a lump-sum prepayment of ₹1–2 lakh in year 3 or 4, when the outstanding principal is high, delivers outsized savings.
Fixed vs floating rate
Fixed-rate EMIs stay constant for the entire tenure — ideal when rates are near a cycle low. Floating-rate EMIs track the lender's benchmark (usually repo-linked), so they fall when RBI cuts rates and rise when rates increase. Most home loans in India are now floating-rate, linked to RLLR or EBLR.
RBI repo rate effect
When the RBI raises the repo rate by 0.25%, floating-rate home loan rates typically increase by the same margin within 1–3 months. On a ₹50 lakh loan, a 0.25% hike raises the monthly EMI by approximately ₹850 or extends the tenure by 4–6 months if the EMI is kept unchanged.
Processing fee & hidden charges
Banks charge 0.5–2% of loan amount as a processing fee (non-refundable). Additional charges include: property valuation fee (₹3,000–7,000), technical inspection fee, CERSAI charge (₹100–500), MOD stamp duty, and home loan insurance. Together these can add ₹15,000–40,000 to the upfront cost of a home loan.
CIBIL score and loan eligibility
A CIBIL score above 750 typically qualifies you for the best interest rates and higher loan-to-value (LTV) ratios — up to 90% of property value. Scores below 700 may attract 0.25–0.5% higher rates or outright rejection. Paying EMIs and credit card dues on time for 12–24 months is the most reliable way to build your score.
